Retail property owners

Vacancy and turnover hit your return. They should hit your assessment too.

Anchor moves, co-tenancy and a rolling tenant mix all change what a retail property is worth, but the assessment doesn't adjust on its own. We make the case to bring it in line with how the property is really doing.

A value set in a strong leasing year keeps climbing while the center's reality changes underneath it. A protest brings it back in line.

Why it drifts

A strong leasing year gets locked in.

Once a high value is set, it tends to carry forward regardless of an anchor leaving, a softer tenant mix or the vacancy you're actually carrying.

That gap between paper and reality comes out of your return every year. We work to close it, and filing once resets the number going forward.

What we handle

You run the center. We handle the protest.

We review the value

Send us the notice and we look at whether the property is carrying more value than it should.

We file and argue it

We prepare and file before your deadline, and represent you through the hearing.

You protect your return

If the value comes down, our fee is one third of the saving. If it doesn't, you owe nothing.

Questions

Common questions

Do you handle strip centers and single tenant retail?

Yes, from a single pad to a multi tenant center. A protest is worth filing whenever the value runs high.

What does it cost?

One third of the tax we save you. No minimum fee, and nothing if we do not win a reduction.

Will a protest raise my value?

No. Under Texas Tax Code section 41.47(b), the review board cannot set your value higher than the amount on your notice as a result of your protest.

Can you handle more than one center?

Yes. We review every parcel before its deadline under one point of contact.
